Our responsibility is to give you an honest assessment of what works, what does not, where the risks are, and whether a home genuinely fits what you are looking for. Sometimes the most valuable advice we give is to walk away.

  • Curated Search & Off-Market Access - We build the search around your taste, lifestyle, priorities, and timeline. Through an extensive network of agents, developers, attorneys, owners, and industry relationships, we source exceptional on-market, pre-market, and off-market opportunities, then present only the properties that merit your attention.

  • Comparable Sales & Valuation - Before you make an offer, we analyze comparable sales, pricing history, current market conditions, renovation considerations, and long-term value. Our goal is to help you understand what a property is worth, how it compares, and where it should be positioned.

  • Due Diligence & Research - We investigate the questions that can materially affect a purchase. That may include building financials, reserve funds, underlying debt, pending assessments, board history, physical condition, renovation restrictions, zoning, legal considerations, and other property-specific concerns. When a question requires specialist advice, we help bring the right professionals into the conversation.

  • Negotiation Strategy - Every negotiation is shaped by the property, the seller, the competition, and the circumstances of the deal. We advise on price, terms, timing, contingencies, and overall strategy, then manage the negotiation with the objective of securing the strongest possible outcome.

  • Transaction Management - We coordinate the many moving parts between an accepted offer and closing, including attorneys, lenders, inspectors, contractors, managing agents, appraisers, and timelines. For co-op purchases, we also assist with the board package and approval process. Our role is to keep the transaction moving and ensure that important details do not fall through the cracks.

  • Resources & Continued Support - Our involvement does not stop at the showing or the accepted offer. Whether you need a second opinion, an introduction to an attorney or contractor, guidance on renovation potential, or help evaluating a property you discovered independently, we remain available as a trusted resource throughout the search and acquisition.
