Comparable Sales & Valuation - Before you make an offer, we analyze comparable sales, pricing history, current market conditions, renovation considerations, and long-term value. Our goal is to help you understand what a property is worth, how it compares, and where it should be positioned.
Due Diligence & Research - We investigate the questions that can materially affect a purchase. That may include building financials, reserve funds, underlying debt, pending assessments, board history, physical condition, renovation restrictions, zoning, legal considerations, and other property-specific concerns. When a question requires specialist advice, we help bring the right professionals into the conversation.
Negotiation Strategy - Every negotiation is shaped by the property, the seller, the competition, and the circumstances of the deal. We advise on price, terms, timing, contingencies, and overall strategy, then manage the negotiation with the objective of securing the strongest possible outcome.
Transaction Management - We coordinate the many moving parts between an accepted offer and closing, including attorneys, lenders, inspectors, contractors, managing agents, appraisers, and timelines. For co-op purchases, we also assist with the board package and approval process. Our role is to keep the transaction moving and ensure that important details do not fall through the cracks.
Resources & Continued Support - Our involvement does not stop at the showing or the accepted offer. The listing agent represents the seller. their responsibility is to achieve the best possible outcome for them, not for you. Any information you share, from your level of interest to your financial flexibility or timing, can and often must be communicated back to the seller.
