Our Process.
-
Meet & Understand
Before we search for a home, we learn who we’re searching for. We get to know your goals, timing, lifestyle, and the purpose of the space.
Is this a home you’ll live in daily, a pied-à-terre, or an investment?
We get clear on your style—turnkey perfection, raw character with potential, or something in between. Deal breakers. Must-haves. Personality, taste, and practicality.
This step sets the standard for every decision that follows.
-
Build the Plan
We design a search strategy around your timing, not the market’s rush.
We keep a pulse on off-market and pre-market listings, but we only press “go” when it makes sense for you. The right home is more than availability, it’s timing, leverage, and preparation.
When the moment is right, we move with intention.
-
Curate the Search
We begin sending options thoughtfully, not everything that exists, only what aligns.
We preview spaces before you ever step foot inside. We refine based on feedback, elevate the search, and surface homes you would never find scrolling online.
You don’t sift through noise. You see the best.
-
Experience the Homes
In-person or even virtual tours (if requested), we arrange viewings around how you live.
A focused afternoon, a quiet one-on-one, or a full day of showings—we adapt to what works for you.
We keep going until the right one becomes obvious.
You feel excitement, not pressure.
-
Analyze & Strategize
Once a home stands out, we study it from every angle.
Market comps, seller motivation, building history, hidden issues, timing dynamics, and competitive leverage.
We determine not just what it’s worth, but how to win it without overpaying.
Strategy replaces guessing.
-
Negotiate
We present an offer that reflects value, positioning, and your profile as a buyer.
We leverage market data, timing, and presentation to negotiate from strength.
Sometimes the best price wins; sometimes credibility does. We know the difference.
We don’t just submit offers. We influence outcomes.
-
Due Diligence
Together with trusted attorneys and inspectors, we uncover everything behind the walls and behind the finances.
Building reserves, structural history, upcoming assessments, construction quality, neighbor renovations—nothing is overlooked.
If it’s not right, you’ll know early.
If it is, you’ll move forward with confidence. -
Contract to Closing
We guide documentation, board approvals, financial packaging, interview preparation, and scheduling.
We coordinate measurements, access, contractors, movers—anything needed to transition seamlessly.
You focus on your life. We handle the details.
FAQs
-
We represent only buyers and work at a concierge level.
We take time to understand your lifestyle, taste, goals, and timing — then we design your entire search around that.
We handle everything: research, previews, access to on-market and off-market homes, negotiations, due diligence, and closing. You never have to chase listings, deal with multiple brokers, or guess through the market.
We’re not here to show you options.
We’re here to get you into the right home. -
Yes — and not just because we search more and have more access.
We know how to find pre-market, quiet, and off-market listings that never hit the public websites.
And even with publicly listed homes, we spot the properties most buyers (and agents) overlook — especially unique spaces, character homes, loft conversions, and quality renovations that require a trained eye.
This is what we do every day.
We find what others miss. -
Absolutely.
Great deals aren’t just about price — they’re about timing, leverage, and presentation.
We research the property’s history, building financials, upcoming assessments, seller motivation, comparable sales, and market velocity. We position your offer strategically, not generically. We negotiate using information, not pressure.
Our goal is always the best outcome: value + advantage.
-
We build the entire process around your life.
We handle the search, vet properties, set viewings, arrange access, present offers, coordinate attorneys, manage due diligence, organize documentation, and guide you through closing and board approval. Whether you want speed, patience, or a specific timeline, we align everything to fit your life, not the other way around.
You live your life. We handle the move.
-
We represent only one side: yours.
We remain focused on your best interest, not the seller, not the listing agent, and not the building. We analyze risk, competitive strategy, pricing, and positioning so you don’t overpay or miss out. We manage each step of the process with the singular goal of protecting your outcome.
You never have to question who we work for.
We work for you.
-
We operate as a full concierge service — managing the entire process from start to finish.
Because we take on the work of sourcing, vetting, strategizing, and negotiating, we ask clients to work exclusively with us. This keeps your search cohesive, strategic, and positioned to win. If you see a listing online, just send it to us, we’ll research it, access it, and represent you for it.
One team. One strategy. One advantage.
That’s how buyers win.
-
The average NYC purchase closes in roughly 90 days, and most searches take 1–2 months.
If you have a specific move date, contact us 4–5 months in advance.
If your move is flexible or you’re waiting for “the right one,” contact us anytime.
We design the search around your timing, whether you need to move fast or slow.
We adapt to your timeline, not the market’s.
-
Yes.
We offer the same high-level service for rentals as we do for purchases: curated search, full representation, access to off-market and pre-market listings, and strategy around pricing.
Renters must work with us exclusively, and our fee is equal to one month of rent.
If you want the best place, we handle the entire process.
